About Mortgage Calculator

A mortgage payment is one formula and a great deal of misunderstanding. This calculator shows the payment, the full amortization schedule behind it, and the effect of overpaying - and it makes clear which costs are inside the number and which a lender will add later. Every figure is computed in your browser, so your income, deposit, and borrowing plans stay on your machine.

Using Mortgage Calculator

  1. The payment comes from the standard annuity formula: P = L·i / (1 − (1+i)^−n), where L is the amount borrowed, i is the periodic interest rate, and n is the number of payments.
  2. The annual rate is divided by twelve to give the monthly rate. A 6% headline rate is treated as 0.5% per month.
  3. Each row of the schedule applies interest to the outstanding balance first, then puts whatever remains of the payment toward the principal. This is why early payments are almost entirely interest and later ones are almost entirely capital.
  4. An extra monthly amount is applied directly to principal. Because it removes balance that would otherwise accrue interest for the remaining term, the saving compounds - which is why a modest overpayment can shorten a 30-year term by several years.
  5. Total interest is the sum of every interest component across the schedule, not an approximation.

The overpayment effect

On £250,000 over 30 years at 5.5%, the payment is roughly £1,419. Adding £200 a month clears the loan about six years early and saves well over £80,000 in interest - almost entirely because the balance that would have accrued interest is removed early.

Why the first year barely moves the balance

On that same loan, the first payment is about £1,146 interest and £273 principal. After twelve months the balance has fallen by roughly £3,400 out of £250,000. This is normal amortization, not an error.

Why is my lender's monthly figure higher than this?

Almost always because the lender is quoting an escrowed payment that bundles property tax and insurance alongside principal and interest. Mortgage insurance, charged when the deposit is under 20 percent, is another common addition. Ask for the principal-and-interest component and it should match closely.

Should I choose a shorter term or overpay a longer one?

A shorter term generally carries a lower interest rate, so it wins on pure cost. Overpaying a longer term costs slightly more but keeps the required payment low, which matters if your income is variable. Run both and weigh the interest difference against the flexibility.
